Where Maruti Apartment Is Located

Maruti Apartment sits in Badiwala Kua, a Mehrauli village sub-locality addressed as Ward No. 6, under pin code 110030 with T B Hospital as its delivery post office. The pocket centres on roughly 28.5190° N, 77.1775° E, which places it about 250 to 350 metres west-south-west of the Mehrauli bazaar core.

Maruti Apartment’s Position in the Village Grid

Badiwala Kua occupies the western flank of Mehrauli village, between the bazaar on its east and Ward No. 2, Ward No. 3 and Kishangarh to its west. Its documented neighbours are Jatva Basti, Nai Basti, Ward No. 8 and Mehrauli Village itself, with Teacher Colony, Islam Colony, Gandhi Colony and Ladha Sarai Village in the wider ring.

The pocket has its own named lanes. Doodh Wali Gali runs inside Ward No. 6, and addresses here take the village form — “504/5, Ward No. 6, Badiwala Kua” rather than a street number on a marg. Some Badiwala Kua addresses also read Ward Number 3, so the pocket straddles more than one ward label.

The Street Maruti Apartment Sits Behind

The through-street on Badiwala Kua’s eastern edge is Kalka Das Marg, which runs from Ladha Sarai in the south up through the bazaar to Seth Sarai in the north-east. The bazaar stretch of it carries the name Main Market on maps, and local addresses in this pocket render it as Main Bazar Road — one Badiwala Kua listing gives its address as “826 R-8, Ward No. 6, Main Bazar Rd, Badiwala Kua, near Cantabil”.

How close is that street? A Kalka Das Marg shop — Krishi Store — sits about 70 metres from the Badiwala Kua reference point. So Maruti Apartment is not a main-road building, but it is only one lane deep off the bazaar street. That is a materially better position than the deeper village pockets.

Give directions by landmark. The reference points local listings use for this pocket are Cantabil, Chaudhary Dairy, Yogmaya hospital, Goyal Medicos, Kidzee, Saraswati Vidya Mandir and Peer Baba ki Mazar. Ask the owner which of these your approach passes, along with the building number and the map pin.

Flats in Maruti Apartment

The configuration on record at Maruti Apartment is a 1 BHK of 560 sq ft, priced at ₹22 lakh.

Address lineWard 6, Mehrauli

That ₹3,929 per sq ft is the number to hold on to, because it is the lowest rate recorded anywhere in Badiwala Kua. Every other flat in the pocket trades between ₹4,400 and ₹6,700 per sq ft. A 1 BHK of 300 sq ft in Sanskriti Apartment a few lanes away is priced at ₹6,667 per sq ft — nearly 70 percent more per foot than Maruti Apartment’s rate.

What to Establish About the Flat

Ask these before you talk money, because the answers explain the rate:

  • Which floor is the flat on, and how many floors does the building have?
  • Is there a lift, and if so, is it on a service contract?
  • What is the carpet area, measured, against the 560 sq ft quoted?
  • Is the 560 sq ft figure carpet or super built-up?
  • How many flats share the staircase and landing?
  • When was the flat last renovated, and what was done?
  • Which way do the windows face, and how many walls does the flat share?

A low rate in this pocket usually reflects floor, condition or the width of the approach lane. Find out which, and you know whether the price is a bargain or a warning.

Building Format in This Pocket

Buildings in Badiwala Kua and the lanes around it follow a consistent pattern, and it is the yardstick to measure Maruti Apartment against on your visit: four storeys, roughly 18 flats, freehold, ready to move, not registered with RERA, and without covered car parking. A neighbouring Badiwala Kua building, Lord Krishna Apartment, publishes exactly that profile on a half-acre plot.

Ask the owner how Maruti Apartment compares on each of those five points. Where it matches, you know what you are buying. Where it differs, that is either the premium or the discount.

Rent and Sale Context Around Maruti Apartment

Maruti Apartment’s ₹22 lakh 1 BHK sits at the bottom of a Badiwala Kua sale market that runs from ₹20 lakh for a small 1 BHK to ₹70 lakh for a 3 BHK. Rents in the pocket run ₹8,000 for a compact 1 BHK to ₹23,000 for a large furnished 3 BHK.

Read the pattern rather than the individual numbers. Rates in this pocket cluster between ₹4,400 and ₹6,700 per sq ft, and the smaller the flat, the higher the rate per foot. Maruti Apartment sits below the whole cluster.

Gangadas Apartment3 BHK1,500 sq ft₹23,000₹2,000Fully furnished

Two things to take from this table. A 1 BHK the size of Maruti Apartment’s rents for ₹8,000 to ₹10,000 in this pocket, which sets the yield expectation for a buyer. And furnishing moves rent more than size does — a 400 sq ft Harsh Apartment 1 BHK asks ₹20,000 while a 1,800 sq ft 3 BHK nearby asks ₹18,000.

Maintenance, Deposit and Agreement Terms

  • Maintenance: ₹400 to ₹2,000 a month across this pocket, and several flats carry none at all with upkeep folded into rent. Establish which applies before you compare two quotes.
  • Deposit: society flats in Mehrauli Village show one to two months’ rent, not the two to three months that organised societies elsewhere ask.
  • Agreement term: 11 months is the Delhi convention, which keeps the agreement below the compulsory-registration threshold.
  • Brokerage: roughly one month’s rent plus GST where a broker is involved. Settle who pays before the viewing.
  • Escalation, lock-in and notice: negotiated case by case here. Get all three written in rather than assuming a standard.

Why Two Flats in This Pocket Differ So Much in Price

The spread from ₹3,929 to ₹6,667 per sq ft inside one sub-locality is not random. Five factors account for almost all of it, and each is a negotiating point at Maruti Apartment.

Floor and Lift

Pocket buildings run to about four storeys. Where a lift exists and works, upper floors carry a premium for light and quiet. Where it does not, they discount sharply. Settle this before you choose a floor.

Approach Lane Width

A flat reached by a lane a car can enter is worth more than one reached on foot from the bazaar street. Walk the approach and judge it yourself, because this factor is invisible in a listing.

Renovation and Condition

A redone kitchen and fresh bathrooms move price faster than floor area does in old village stock. Older fittings give you room to negotiate and tell you what the seller has been willing to spend.

Light and Ventilation

Buildings here share walls on two or three sides. A flat with cross-ventilation and an open exposure commands a clear premium over one boxed in, and in a 560 sq ft flat it decides whether the space is livable in May.

Size Itself

Smaller flats in this pocket carry higher rates per foot, because the floor is what most buyers here are paying for. A 300 sq ft 1 BHK at ₹6,667 per sq ft and a 560 sq ft 1 BHK at ₹3,929 both cost about the same in total.

Maruti Apartment Is Not Maruti Enclave

These two names get used interchangeably, and they should not be. They are two different buildings in two different Mehrauli wards, and confusing them will send you to the wrong address at the wrong price.

Recorded rent—3 BHK, 1,400 sq ft, ₹35,000 plus ₹3,000 maintenance

How to Tell Which One You Are Being Shown

Three tests, in order of reliability:

  1. Ask for the ward. Ward No. 6 with Badiwala Kua means Maruti Apartment. Ward No. 8 near K.C.G. Complex means Maruti Enclave.
  2. Ask whether the flat has a block letter. Maruti Enclave addresses carry one — “S block” appears on a live listing. A block letter points to Maruti Enclave.
  3. Ask whether there is a residents’ association. Maruti Enclave has a registered one, MERWA, and its listings are headed with it.

The Price Gap Is the Clearest Signal

Maruti Enclave’s 3 BHK rent of ₹35,000 plus ₹3,000 maintenance is roughly one and a half to two times the Badiwala Kua 3 BHK band of ₹18,000 to ₹23,000. Its ₹7,493 per sq ft sale rate is nearly double Maruti Apartment’s ₹3,929.

So if you are quoted ₹35,000 for a 3 BHK and told it is “Maruti Apartment, Badiwala Kua”, the ward and the price are telling you two different stories. Resolve that before you pay a token.

One More Name to Rule Out

A Maruti Enclave in Sector 19, Dharuhera dominates search results for the name. That is a low-rise independent-floor project by a Haryana developer in Rewari district, roughly 60 kilometres away, registered under Haryana RERA. It has nothing to do with Mehrauli. Similarly, Maruti Vihar and Maruti Housing Colony in Sector 28, Gurugram carry addresses that read “Mehrauli-Gurgaon Road, Maruti Housing Colony” — the same two words in one line, and a different city. Check the pin code: Mehrauli is 110030.

Water Supply at Maruti Apartment

Water is the first question to put to the owner here, and the building’s own arrangement is what matters.

Mehrauli sits in the Sonia Vihar treatment plant’s South Delhi command and appears by name in Delhi Jal Board disruption advisories — including a roughly 30-hour interruption across 6 and 7 July 2026 for pipeline interconnection work. DJB publishes gali-by-gali supply timings for some neighbouring villages, such as Kishangarh just west of Badiwala Kua, where listed windows run 5 a.m. to 8 a.m. and 6 p.m. to 8 p.m. depending on the lane. The Mehrauli village core does not appear in those published tables.

What to Confirm About Water

  • Does the building run on piped supply, a borewell, tanker water, or a combination?
  • What are the actual supply timings on a normal day?
  • What is the underground sump capacity, and does this flat draw from a dedicated overhead tank?
  • What is the water pressure on this floor, tested with a tap running?
  • How many tankers does the building order in May and June, and who pays?
  • Is water inside maintenance or billed separately?
  • Is there a filter or RO for drinking water, and who services it?

Ask specifically about May and June. A building in this pocket that handles those two months comfortably handles the rest of the year.

Sewerage and Drainage

Delhi Jal Board contracted sewer-laying in Mehrauli, Chhatarpur and Lado Sarai colonies in 2013 under the Mehrauli treatment catchment, at a cost of about ₹40.6 crore. Ask whether this flat drains to a sewer line or to a septic tank, and when the tank was last emptied.

Check for seepage while you are there. Look at ceilings, bathroom walls and shared walls, and if you can, visit during or just after rain — marks that are invisible in April show clearly in August.

Electricity at Maruti Apartment

BSES Rajdhani Power Limited serves South and West Delhi, including Mehrauli, across roughly 700 sq km and about 30 lakh consumers.

What Electricity Costs

Monthly consumptionEnergy charge
0 to 200 units₹3.00 per unit
201 to 400 units₹4.50 per unit
401 to 800 units₹6.50 per unit
801 to 1,200 units₹7.00 per unit
Above 1,200 units₹8.00 per unit

Fixed charges run ₹20 a month up to 2 kW, ₹50 for 2 to 5 kW and ₹100 above 5 kW, with 5 percent electricity duty and a fuel surcharge on top.

Delhi subsidises the first 200 units fully and gives a 50 percent rebate on the first 200 units to consumers in the 201-to-400 band. A 560 sq ft 1 BHK run carefully can stay inside that first slab for much of the year, which makes the subsidy worth real money here.

The Question That Decides Whether You Get It

The subsidy attaches to the registered consumer and has to be opted into. In older village-core buildings, flats often sit on a sub-meter under the owner’s connection rather than on a meter of their own. When that is the case you pay an effective rate above the slab and receive no subsidy at all.

Establish before you sign whether the flat carries its own meter in your name. If it is a sub-meter, get the per-unit rate written into the agreement.

Also ask whether any generator or inverter covers the common areas, whether it carries the lift if one exists, and what the building charges monthly for common-area electricity.

Amenities and Security to Check at Maruti Apartment

Buildings in this pocket provide the essentials, and the pocket pattern is no covered car parking. Verify each point by looking at it.

Parking

Ask the owner to walk you to the exact space assigned to the flat and get it written into the agreement. Then settle four points:

  • Does a space belong to this flat at all, or is parking on the lane?
  • Where do two-wheelers park?
  • Where do visitors park?
  • Is parking inside the price or rent, or charged separately?

Be realistic about the answer. Neighbouring buildings in Badiwala Kua publish “no covered car parking”, and the bazaar street 70 metres away is contested through the day. A two-wheeler is the practical vehicle for this address.

Security and Building Access

Visit once after 9 p.m. and check five things:

  • Does the main entrance stay shut, or sit propped open?
  • Is there a guard, and during which hours?
  • How does the building handle delivery riders, visitors and domestic help?
  • Do the staircase, landings and entrance stay lit after dark?
  • Does the terrace stay locked, and who holds the key?

Ask who holds duplicate keys to the flat, and fit a fresh lock if the answer is vague. One thing works in this pocket’s favour: Mehrauli Police Station sits about 390 metres away at Kalu Ram Chowk, and from the inner lanes of Ward No. 6 it is closer still.

Lift, Water Storage and Common Services

Put these to the owner directly and ask to see each one:

  • Is there a lift, and does it run during a power cut?
  • Where is the underground sump, and what does it hold?
  • Where is the overhead tank, and is it cleaned on a schedule?
  • Who maintains the common areas, and what does maintenance cost each month?
  • How is waste collected, and on which days?
  • Are there fire extinguishers on the landings, and are they serviced?

Reaching Maruti Apartment by Road

Maruti Apartment sits about 70 metres off Kalka Das Marg and about 1 km from the nearest arterial, Mehrauli-Gurgaon Road at Andheria Mor.

What to Expect

Cars reach this pocket — the lanes carry vehicles, and road distance to Mehrauli Bus Terminal is about 880 metres. But the lanes are unnamed on maps, and one of Badiwala Kua’s own sub-lanes is called Doodh Wali Gali rather than a road or marg. Expect drivers and delivery riders to stop at the bazaar edge rather than at the door.

Moving Day

Plan for a tempo rather than a full-size truck, and expect to carry goods in from the nearest wide point on Kalka Das Marg. Ask the owner directly whether a tempo can reach the building entrance and what previous residents did.

Then walk the approach yourself at about 7 p.m. on a weekday. The bazaar at that hour and the bazaar at noon are two different places.

Peak-Hour Reality

Mehrauli-Gurgaon Road at Andheria Mor, about a kilometre south, is the Mehrauli-to-Gurugram funnel and the chokepoint for this whole pocket. Free-flowing drive times from Badiwala Kua run about seven minutes to Qutab Minar metro and five minutes to Chhatarpur — treat those as best case and add substantially at peak.

Metro and Buses From Maruti Apartment

Qutab Minar station on the Yellow Line is 1.03 km from Badiwala Kua in a straight line. But the real transport strength of this address is the bus: Mehrauli Bus Terminal is about 600 metres away, an 11-minute walk, and it is a full interchange.

Qutab Minar Metro Station

RouteStraight lineBy roadFree-flow drive

To Chhatarpur metro1.37 km2.87 kmAbout 5 minutes

Note the gap between the two columns. Both stations are close as the crow flies, but Mehrauli’s lane network and the one-way arterial turn a one-kilometre hop into a three-kilometre drive. Chhatarpur is farther in a straight line yet quicker to drive to, because it sits directly on Mehrauli-Gurgaon Road.

On foot, the measured leg from Badiwala Kua to Mehrauli Bus Terminal is 857 metres, about 11 minutes. The continuation to Qutab Minar station runs through the bazaar and onto Anuvrat Marg and adds meaningfully to that, so treat the metro as a short auto ride rather than a comfortable walk, and try the route once yourself before you rely on it.

This is genuinely strong cover. Two hospitals, a government dispensary and a polyclinic inside 620 metres, and a multi-speciality hospital 2.3 km by road, is better than most Mehrauli addresses manage — and better than the Chhatarpur-side pockets.

Schools

Schools named for this locality include Government Boys Senior Secondary School No. 2, Mehrauli, MCD Primary School on Bhool Bhulaiyan Road, Saraswati Bal Mandir Senior Secondary School and St. John’s School. A Kidzee pre-school is used as an address landmark in Badiwala Kua listings.

Families here who want private schooling look towards Saket, Malviya Nagar and Vasant Kunj, a drive of several kilometres. Confirm the school bus route and pick-up point from this lane before you commit to a school, because a bus that cannot enter the lane changes the whole arrangement.

Maruti Apartment’s Municipal and Civic Position

Maruti Apartment falls in the Lado Sarai MCD ward, South Zone, within the Mehrauli assembly constituency and the South Delhi parliamentary constituency. The delivery post office is T B Hospital and the pocket sits at about 217 metres elevation.

For property tax, Mehrauli-area colonies are assessed in Category F at ₹230 per square metre of unit area value, taxed at 7 percent for residential use — Delhi’s lower band. Ask the seller for several years of tax receipts and check which category has been applied to the building.

On waste, the municipal corporation levies a monthly solid-waste user charge collected with property tax: ₹50 for a home up to 50 sq m, ₹100 for 50 to 200 sq m, ₹200 above that. A 560 sq ft flat is about 52 sq m, so expect the ₹100 band.

Mehrauli Police Station holds jurisdiction, at Kalu Ram Chowk on Kalka Das Marg, on 011-26645050. For an emergency, dial 112.

Fire cover is the thin part. Delhi Fire Service’s station list carries none at Mehrauli — the nearest listed in this direction are Vasant Kunj and Safdarjung, on 011-24611111. Mehrauli is one of the 24 congested areas where the service stations compact Quick Response Vehicles, built to reach lanes full-size tenders cannot. Check the building’s extinguishers, staircase width and terrace access, because response time here will not be short.

Maruti Apartment and Urban-Village Ownership

Maruti Apartment stands in Mehrauli’s village abadi, and ownership here works differently from a colony flat. Any buyer needs to understand how before paying anything.

What Urban-Village Status Changes

Title. In the old village abadi the area typically carries a single khasra number, and the record of ownership of individual plots is generally not available or not updated with the revenue authorities. Establishing clean proof of ownership takes time and effort. The government’s own expert committee on Lal Dora records exactly this problem.

Approvals. A municipal notification of 1963 exempted village abadi residents from getting a building plan sanctioned, but it never exempted buildings from the building bye-laws — and once a village is declared urban, the master plan, zonal plan and bye-laws apply in full. Mehrauli is on that side of the line.

Registration. Buildings in this pocket are freehold walk-ups and are not registered with RERA, which is normal for pre-RERA Delhi village stock and means none of RERA’s buyer protections apply.

Home Loans

Banks lend reluctantly against urban-village property for the title reason above. If you are buying in Maruti Apartment with a loan, get your lender’s written position on this specific property before you pay an advance. Ask the seller whether any previous buyer in the building financed the purchase, and with which bank.

At a ₹22 lakh ticket this matters more, not less — a small loan is still a loan, and a refusal after you have paid a token is an expensive surprise.

What to Ask For

  • The chain of title, and confirmation that the seller’s name matches it
  • The khasra number and whatever plot-level record exists
  • A Lal Dora certificate, if the property has one
  • Property tax receipts for several years, in the seller’s name, and the category applied
  • Electricity and water connection papers in the seller’s name
  • A written statement that no encroachment, demolition or municipal notice is pending against the building
  • Your lender’s written position on the property

Living in Maruti Apartment

Living in Maruti Apartment means living in Mehrauli village, on its quieter western flank, one lane back from the bazaar.

What works. Almost nothing needs a car. The nearest shop is 70 metres away, the bazaar 250, an ATM 330, a hospital 370, the police station 390, a chemist 390, the post office 480, two more hospitals and a polyclinic within 620, and the tehsil 700. Mehrauli Bus Terminal is an 11-minute walk with direct buses to the airport, Nizamuddin station, Red Fort, ISBT and half of South Delhi. And Maruti Apartment’s ₹3,929 per sq ft is the lowest rate in its pocket.

What you accept. Bazaar footfall and noise nearby. Lanes too narrow for a full-size vehicle, and no covered parking in this building type. A metro a kilometre away in a straight line but three by road. Water that depends on the building rather than a published schedule. No fire station in Mehrauli. And urban-village title that makes financing harder than a colony purchase.

The position on the western flank is the quiet advantage. Badiwala Kua sits away from the Zafar Mahal and Qutub monument cluster and away from the Mehrauli-Gurgaon Road traffic, while keeping the bazaar and the whole civic apparatus of the village inside a short walk. It is Mehrauli village without the two things people complain about most.

Spend an hour in the lane on a weekday evening before you decide. This is a pocket people either settle into for years or leave quickly, and an hour tells you which you are.

Who Maruti Apartment Suits

Buyers Looking for the Lowest Entry Price in Mehrauli Village

At ₹22 lakh and ₹3,929 per sq ft, Maruti Apartment’s recorded 1 BHK is the cheapest per foot anywhere in Badiwala Kua. If the entry ticket is what you are optimising for, start here — then spend the diligence budget on title and on finding out why the rate is low.

People Who Live Without a Car

This is the clearest fit. Shops, chemist, ATM, hospital, police station and post office all sit inside 500 metres on foot, and the bus terminal is an 11-minute walk with direct services across the city. The pocket’s weakest point — vehicle access — stops mattering.

Single Professionals and Couples

A 560 sq ft 1 BHK suits one or two people, and comparable 1 BHK rents in this pocket run ₹8,000 to ₹10,000 a month. Kept under 200 units a month, electricity is close to free under the Delhi subsidy, which matters on a small flat.

Households That Value Walkable Healthcare

Two hospitals, a government dispensary and a polyclinic within 620 metres, plus Fortis 2.3 km by road, is unusually good for a village address. For an older household or anyone managing regular appointments, that is worth real money.

Buyers Who Want Rental Yield in the Village Core

A 560 sq ft flat bought at ₹22 lakh against a pocket 1 BHK rent of ₹8,000 to ₹10,000 is a yield worth modelling. Verify the actual achievable rent for this specific flat and floor first, and confirm what maintenance the building charges.

Who Should Look Past Maruti Apartment

  • You are buying with a home loan and want certainty. Urban-village title makes lenders cautious, and that has to be resolved before you commit money.
  • You need parking. The pocket pattern is no covered car parking, and the bazaar street is contested all day.
  • You need a 2 BHK or 3 BHK in this specific building. The configuration on record here is a 1 BHK; larger flats in the pocket sit in other buildings.
  • You want a main-road address with car access to the door. The building is a lane back from the bazaar street, and deliveries stop at the wide point.
  • You want a quiet residential street. The bazaar is 250 metres away and it works late.
  • You want a gated society with a lift, clubhouse or gym. This is a small freehold walk-up.
  • You need fast fire response. Mehrauli has no fire station, and these lanes need compact vehicles.
  • You want assured piped municipal water on tap. No published supply window covers this pocket, so the building’s own storage decides your day.

Is Maruti Apartment the same as Maruti Enclave, Mehrauli?

No. They are two different buildings in two different wards. Maruti Apartment is in Ward No. 6, Badiwala Kua. Maruti Enclave is in Ward No. 8 near K.C.G. Complex, is block-structured and has a registered residents’ association called MERWA. Ask for the ward before you visit either.

What flats are available in Maruti Apartment?

The configuration on record is a 1 BHK of 560 sq ft, priced at ₹22 lakh. Larger flats in Badiwala Kua sit in other buildings — Panchwati, Panchvati, Sowan, Gangadas, Lord Rama, Hilltop and Lord Krishna among them.

What is the price of a flat in Maruti Apartment?

The recorded 1 BHK is ₹22 lakh for 560 sq ft, which is ₹3,929 per sq ft — the lowest rate recorded in Badiwala Kua, where other flats trade between ₹4,400 and ₹6,700 per sq ft. Find out from the owner why the rate is low: floor, condition and lane access usually explain it.

What is the rent around Maruti Apartment?

A 1 BHK the size of Maruti Apartment’s rents for ₹8,000 to ₹10,000 a month in this pocket, with maintenance from nothing to ₹500. Badiwala Kua 2 BHK flats run ₹16,000 to ₹20,000 and 3 BHK flats ₹18,000 to ₹23,000, with furnishing moving rent more than size does.

Which metro station is closest to Maruti Apartment?

Qutab Minar on the Yellow Line, 1.03 km away in a straight line and about 3.05 km by road. Chhatarpur is farther in a straight line at 1.37 km but quicker to drive to at 2.87 km, because it sits directly on Mehrauli-Gurgaon Road.

Can you walk to the metro from Maruti Apartment?

The measured walk to Mehrauli Bus Terminal is 857 metres and about 11 minutes. Continuing to Qutab Minar station adds substantially, through the bazaar and onto Anuvrat Marg, so most residents take a shared auto. The bus terminal is the realistic walking destination.

How is the water supply in Maruti Apartment?

No published municipal supply window covers the Mehrauli village core, so the building’s own arrangement decides your day. Ask whether it runs on piped supply, a borewell or tankers, what the sump and overhead tank hold, the pressure on your floor, and how many tankers the building orders in May and June.

Is there parking at Maruti Apartment?

Buildings of this type in Badiwala Kua publish no covered car parking, and the bazaar street 70 metres away is contested through the day. Ask the owner whether any space belongs to the flat and get it written down. A two-wheeler is the practical vehicle for this address.

Will a bank give a home loan on Maruti Apartment?

Treat this as the first question. The building stands in Mehrauli’s village abadi, where the old area often carries a single khasra number and individual plot ownership records are not reliably updated, which makes lenders cautious. Get your lender’s written position on this specific property before paying an advance.

Is Maruti Apartment good for a family?

Healthcare access is its strongest family argument — two hospitals, a government dispensary and a polyclinic within 620 metres, plus Fortis 2.3 km by road. Against that, the recorded flat is a 1 BHK, parking is absent and the bazaar is close. Confirm the water arrangement and school bus route before deciding.

Which ward and municipal zone is Maruti Apartment in?

Badiwala Kua falls in the Lado Sarai MCD ward in South Zone, within the Mehrauli assembly constituency and South Delhi parliamentary constituency, with T B Hospital as the delivery post office. Property tax in Mehrauli-area colonies is assessed in Category F at ₹230 per square metre, taxed at 7 percent for residential use.

What should I check before buying in Maruti Apartment?

Chain of title, khasra number, any Lal Dora certificate, several years of property tax receipts, connection papers in the seller’s name, written confirmation that no municipal notice is pending, and your lender’s position. Also establish the floor, whether a lift exists, and the building’s water arrangement. Use a lawyer who has closed a Delhi urban-village transaction.
