Where Veer Apartment Is Located

Veer Apartment sits at 28.5171° N, 77.1791° E, in Ward No. 8, Aam Bagh, Mehrauli Village, under pin code 110030 served by Mehrauli Sub Office. The pocket lies on the southern side of Mehrauli village, between the bazaar core to its north and the Andheria Mor side to its south.

How the Address Is Confirmed

Four independent records place the building in this ward and sub-locality:

EvidenceDistance from Veer Apartment
Gazetteer geocode of the locality string “Ward No 8, Aam Bagh, Mehrauli Village”27 metres north
Aggarwal Dharamshala, “Ward No 8, Aam Bagh, Mehrauli Village”27 metres north
Maharaja County, “1047, Ward No. 8, Aam Bagh, Mehrauli Village”105 metres northeast
Mandala, “Sri Devpuriji Ashram Road, Ward No 8, Aam Bagh”166 metres east-northeast

Addresses in this pocket follow a consistent grammar: property number, then Ward No. 8, then Aam Bagh, then Mehrauli Village, then Mehrauli, then 110030. Neighbouring buildings carry numbers like 886-E, 887, 892/B-1, 895/C-26-A, 1043/15 and 10432 — large base numbers subdivided by letter and block.

That numbering pattern tells you something useful about the building stock: these are village plots that have been subdivided, so one base number can cover several buildings with block and flat suffixes. Ask the owner for Veer Apartment’s full property number, including any block letter, rather than the building name alone.

Which Localities It Is Not In

This matters because Mehrauli’s sub-locality labels overlap, and a listing can be tagged loosely:

Nearby localityWhere it actually sits relative to Veer Apartment
Gandhi Colony220 metres west
Badiwala Kua, Ward No. 6215 metres northwest
Ward No. 6West and southwest — Hira Apartment, 886-E Talaab Lane, is 222 metres southwest
Ward No. 7North-northeast — Mehrauli Market, 923, is 318 metres away
Islam Colony401 metres southwest
Nai Basti498 metres north
Ladha SaraiSouth — Pahari Wali Masjid is 577 metres away
Desu ColonyAbout 800 metres south-southwest
Ward No. 3, Teacher ColonyNorthwest — Vikas Hospital is 534 metres away

If a listing describes Veer Apartment as Badiwala Kua or Gandhi Colony, it is describing the neighbouring pocket. Ward No. 8, Aam Bagh is the address that holds up.

The Lane and How You Reach It

Veer Apartment sits on an interior lane, and the geometry is unusually well defined. The nearest drivable lane runs 26 metres due south of the building, and a second lane runs 27 metres to the west — so the building occupies a corner of a lane block. Both lanes are unnamed on maps; property platforms geocode this pocket as “Aam Bagh Unnamed Road”.

From there:

  • Zafar Mahal Road, the nearest named through-street, is 154 metres east-northeast in a straight line and 212 metres by lane
  • Kalka Das Marg runs 50 to 140 metres west, with Krishi Store on it 159 metres north of the building
  • Sri Devpuriji Ashram Road runs about 160 metres east
  • Anuvrat Marg, the nearest arterial, is 813 metres east-southeast in a straight line and about 950 metres by road

So the practical read: you are roughly 25 metres off a lane, about 200 metres of interior lane from a named through-street, and close to a kilometre of lane and street from any arterial. Give directions by landmark — Aggarwal Dharamshala at 27 metres and Maharaja County at 105 metres are the two that local drivers will know.

What Surrounds Veer Apartment

The immediate 250 metres is residential and dense. Aggarwal Dharamshala sits 27 metres north — a community hall with capacity for 160 seated or 250 standing, which means occasional function traffic on your lane. Maharaja County is 105 metres northeast and Qutab View Apartment 158 metres east. Multan Dharamshala is 254 metres south, and Lord Ganesha Apartment 249 metres south-southwest.

Beyond that ring the character changes by direction. North leads into the Mehrauli bazaar and the whole civic apparatus of the village — market, police station, post office, dispensary, banks. West runs into Gandhi Colony and Ward No. 6. East reaches Zafar Mahal Road and, 464 metres on, the Jain Mandir Dadawadi. South goes towards Brijwasi Colony and eventually Andheria Mor.

Flats in Veer Apartment

Veer Apartment has no published flat listing. What the page can tell you instead is precisely what Ward No. 8 building stock looks like, what it costs, and exactly which questions to put to the owner — because in this pocket the answers vary more between buildings than in any other part of Mehrauli.

What to Establish About the Building

Ask these before anything else, because Ward No. 8 stock ranges from small walk-ups to 80-flat towers:

  • How many floors, and which floor is this flat on?
  • How many flats are in the building in total?
  • Is there a lift, and is it on a service contract?
  • Is there a block letter in the address, and what is the building’s property number?
  • Is there covered car parking, and is a space assigned to this flat?
  • Does the building run on borewell water, piped supply, or both?
  • Is there a generator or inverter for common areas, and does it carry the lift?
  • Is there a residents’ association, and is it registered?

Ward No. 8’s Building Stock, for Comparison

This is the yardstick to hold Veer Apartment against, and it is more varied than elsewhere in Mehrauli:

BuildingWhat is published about it
Lake View Apartment80 units in 1 tower, ready to move, 2 BHK of 850 sq ft, borewell water, covered car parking plus dedicated bike parking, sewage treatment plant, rainwater harvesting, power backup, intercom, security, fire safety, waste management, maintenance staff
Silver Oakwood Residency52 units in 2 towers, 1, 2 and 3 BHK, ready to move, borewell, lift, CCTV at key points, generator power backup, rainwater harvesting, sewage treatment, fire safety, covered car and bike parking; developer Kiera Homes, possession March 2020
Hilltop ApartmentLift, gym, children’s play area, fire safety, round-the-clock security, sewage treatment plant, visitor parking; five storeys
KCG ComplexAt least three towers, lettered A, B and C, near the State Bank main branch
Maruti EnclaveBlock-lettered, with an S block recorded, and a registered residents’ association
Avyu ApartmentAddress carries an A Block with S-2 flat numbering, at 895 C-26-A near Multan Dharamshala

Two things stand out from that table and both are decision-relevant.

Covered car parking exists in Ward No. 8’s better stock. Lake View and Silver Oakwood both publish it, and Hilltop publishes visitor parking. That sets Ward No. 8 apart from other Mehrauli pockets, where neighbouring buildings publish no covered parking at all. So a Ward No. 8 flat offered without a parking space is below the local standard, and that is a negotiating point.

Water is borewell in the buildings that disclose it. Both Lake View and Silver Oakwood run on borewell rather than municipal mains. That makes the building’s own bore, sump and overhead tank the thing that decides your supply, and it is the single most important question to ask at Veer Apartment.

Multi-Block Buildings Are Normal Here

Unusually for Mehrauli village, Ward No. 8 contains genuinely multi-block complexes — KCG Complex with towers A, B and C, Maruti Enclave with an S block, Avyu Apartment with an A block. If Veer Apartment carries a block letter, ask which block the flat is in and whether blocks differ on lift, parking or water, because in this pocket they sometimes do.

Rent and Sale Context in Ward No. 8

Ward No. 8 is Mehrauli’s mid-market pocket. Flats here sell between ₹3,000 and ₹10,000 per sq ft with a median of ₹6,061, and rent between ₹15,000 for a 2 BHK and ₹35,000 for a large furnished 3 BHK.

Read the shape of that table. The ₹10,000 per sq ft tier is real in Ward No. 8 — Silver Oakwood and Heritage Apartment both reach it — and the floor sits at ₹3,000. Lifts, covered parking and newer construction are what separate the top from the bottom, not location within the ward.

The Aam Bagh Discount

Listings in this pocket that carry the Aam Bagh or Brijwasi Colony label without a ward number sell noticeably cheaper:

BuildingConfigurationSizePriceRate per sq ft
Tanishq Apartment2 BHK1,000 sq ft₹80 lakh₹8,000

Hans Apartment1 BHK600 sq ft₹20 lakh₹3,333
Dayaram, Ward No. 62 BHK1,800 sq ft₹40 lakh₹2,222

The median here is about ₹4,667 per sq ft against Ward No. 8’s ₹6,061 — a gap of roughly 30 percent within the same few hundred metres. Note Sri Ram Apartment at ₹4,198, sold as “Aam Bagh near Aggarwal Dharamshala”, which is Veer Apartment’s own immediate neighbourhood.

Use this when you negotiate. Ward No. 8 and Aam Bagh are the same physical pocket priced two different ways. Establish which label the seller is pricing from, and you know whether the quote sits at ₹4,667 or ₹6,061 per foot. On a 1,000 sq ft flat that difference is about ₹14 lakh.

Across the pocket, rent works out to about ₹25 per sq ft — but look at the spread inside that. Lake View’s fully furnished 3 BHK gets ₹29.2 per sq ft while Saluja’s unfurnished 3 BHK of the same 1,200 sq ft gets ₹15.4. Furnishing and building quality nearly double the rate on identical floor area.

Deposit, Maintenance and Terms in Ward No. 8

  • Deposit: ₹15,000 to ₹80,000 for society flats in Ward No. 8, which against local rents works out to roughly one to two and a third months. That is lower than the two to three months commonly expected across Delhi NCR, so budget accordingly and question a two-month demand.
  • Maintenance: ₹1,500 to ₹2,000 a month is the Ward No. 8 band, and the listing-level figures bear it out — ₹1,600 at Saluja, ₹2,000 at Adiyogi, Om Sai and Lake View. Maruti Enclave at ₹3,000 sits above it, and Aam Bagh addresses without a ward number charge ₹700 or nothing at all.
  • Maintenance is a useful signal here. In this pocket, what a building charges is a fair proxy for how much of a society it actually is. A building charging nothing is unlikely to be running a lift, a generator and a guard.
  • Wider Mehrauli, for contrast: deposits ₹5,000 to ₹60,000 and maintenance ₹360 to ₹2,500. Ward No. 8 sits at the top of both ranges, consistent with its higher sale rate.
  • Agreement term: 11 months is the Delhi convention, which keeps the agreement below the compulsory-registration threshold. Get escalation, lock-in and notice period written in rather than assuming a standard, since these are negotiated case by case here.

Why Two Flats in This Pocket Differ So Much

The range from ₹3,000 to ₹10,000 per sq ft inside one ward is not noise. Five factors account for it, and each is something to establish at Veer Apartment.

Lift and Floor

Silver Oakwood and Hilltop publish a lift; Lake View’s 80-unit tower does not mention one. In a five-storey building that single fact decides whether upper floors carry a premium or a discount. Settle it before you choose a floor.

Covered Parking

Ward No. 8’s better buildings publish covered car parking, which is unusual for Mehrauli. A flat here without an assigned space is below the pocket standard, and priced accordingly — or should be.

Construction Age and Finish

Silver Oakwood, completed around March 2020, sits at ₹10,000 per sq ft. Older subdivided stock in the same ward sits at ₹3,000 to ₹4,500. Age and finish are doing most of the work in that spread.

Furnishing

On rent, furnishing nearly doubles the rate per foot — ₹29.2 against ₹15.4 on identical 1,200 sq ft 3 BHK flats. Compare what each owner includes item by item, not headline rents.

The Label on the Listing

Ward No. 8 median ₹6,061 per sq ft; Aam Bagh without a ward number, median ₹4,667. Same pocket, two price levels. Which label the seller uses is itself a pricing decision.

How Ward No. 8 Compares With the Rest of Mehrauli

This is the most useful framing for anyone weighing Veer Apartment against other Mehrauli options.

MeasureWard No. 8 (Veer Apartment’s ward)Badiwala Kua, Ward No. 6Mehrauli Village core, Ward No. 7
Sale rate per sq ft₹3,000 to ₹10,000, median ₹6,061₹3,929 to ₹6,700₹2,245 to ₹12,500

LiftsPresent in several buildingsRareRare
Multi-block complexesYes, severalNoNo
Premium tier above ₹8,000 per sq ftYes, two buildings at ₹10,000NoYes, up to ₹12,500

Three readings worth carrying into a viewing.

Ward No. 8’s floor matches Ward No. 6’s, but its ceiling does not. A 3 BHK starts at ₹18,500 in both pockets. But Badiwala Kua stops at ₹23,000, while Ward No. 8 runs to ₹35,000 — a tier of newer buildings with lifts and covered parking that Ward No. 6 simply has no equivalent of.

You pay Ward No. 8 prices for less floor area. Saluja Apartment’s 1,200 sq ft 3 BHK rents at ₹18,500. A Badiwala Kua 3 BHK of 1,800 sq ft rents at ₹18,000. Same money, 50 percent more space in Ward No. 6 — and a 50 percent higher rate per foot in Ward No. 8. What you are buying with the difference is building quality and the lane you live on, not room.

Ward No. 8 is the narrower, steadier market. The Ward No. 7 bazaar core spans ₹2,245 to ₹12,500 per sq ft because it mixes the oldest, cheapest stock with tourist-adjacent premium. Ward No. 8 has neither extreme. For a buyer who wants predictability, that matters.

Water Supply at Veer Apartment

Water is the first question to put to the owner here, and the building’s own arrangement is what decides your day.

How Water Reaches This Pocket

The Ward No. 8 buildings that publish a water source — Lake View Apartment and Silver Oakwood Residency — both run on borewell, not municipal mains. That is the pattern to expect and to test at Veer Apartment.

Borewell supply has three consequences. There is no per-flat metered water bill, so water reaches you as a shared pumping cost inside maintenance. Your supply depends entirely on the building’s bore, pump, underground sump and overhead tank rather than on a municipal schedule. And a shortage cannot be solved by drilling, because all of Delhi has been a notified groundwater area since 2010 and new extraction needs prior permission.

Mehrauli also sits in the Sonia Vihar treatment plant’s South Delhi command and in the Mehrauli wastewater treatment catchment, and it appears by name in Delhi Jal Board disruption advisories — including a roughly 30-hour interruption across 6 and 7 July 2026 for pipeline interconnection work. No published municipal supply window covers the Mehrauli village core, which is why the building’s own storage matters more here than a timetable would.

What to Confirm About Water

Ask the owner, and a current resident if you can reach one:

  • Does the building run on borewell, piped supply, or both?
  • How deep is the bore, and when was the pump last replaced?
  • What is the underground sump capacity, and does this flat draw from a dedicated overhead tank?
  • What is the water pressure on this specific floor, tested with a tap running?
  • How many tankers does the building order in May and June, and who pays?
  • Is water inside maintenance or billed separately?
  • Is there a filter or RO for drinking water, and who services it?
  • Does the flat drain to a sewer line or a septic tank, and when was the tank last emptied?

Ask specifically about May and June. A building in this pocket that handles those two months comfortably handles the rest of the year.

Electricity at Veer Apartment

BSES Rajdhani Power Limited serves South and West Delhi, including Mehrauli.

What Electricity Costs

Monthly consumptionEnergy charge
0 to 200 units₹3.00 per unit
201 to 400 units₹4.50 per unit
401 to 800 units₹6.50 per unit
801 to 1,200 units₹7.00 per unit
Above 1,200 units₹8.00 per unit

Fixed charges run ₹20 a month up to 2 kW, ₹50 for 2 to 5 kW and ₹100 above 5 kW, with 5 percent electricity duty and a fuel surcharge on top. Delhi subsidises the first 200 units fully and gives a 50 percent rebate on the first 200 units to consumers in the 201-to-400 band.

The Question That Decides Whether You Get the Subsidy

The subsidy attaches to the registered consumer and has to be opted into. In subdivided village-plot buildings — which is what Ward No. 8’s property numbering describes — flats often sit on a sub-meter under the owner’s connection rather than on a meter of their own. When that happens you pay an effective rate above the slab and receive no subsidy at all.

Establish before you sign whether the Veer Apartment flat carries its own meter in your name. If it is a sub-meter, get the per-unit rate written into the agreement.

Backup

Silver Oakwood publishes a generator and Lake View publishes battery backup, so backup is the pocket standard. Ask three things at Veer Apartment: does a generator or inverter cover the common areas, does it carry the lift if one exists, and what is the monthly common-area electricity charge.

BSES helpline: 19123.

Amenities and Security to Check at Veer Apartment

Ward No. 8’s better buildings publish a real amenity set — lift, CCTV, generator, covered parking, sewage treatment, rainwater harvesting, fire safety, maintenance staff. Verify each one at Veer Apartment by looking at it.

Parking

Covered car parking is the Ward No. 8 standard, which strengthens your position. Ask the owner to walk you to the exact space assigned to the flat and write it into the agreement. Then settle four points:

  • Is the space covered, and does it belong to this flat?
  • Where do two-wheelers park?
  • Where do visitors park?
  • Is parking inside the price or rent, or charged separately?

One local factor to plan around: Aggarwal Dharamshala sits 27 metres away and seats up to 250 people, so function days will put vehicles on your lane. Ask how the building handles that.

Security and Building Access

Visit once after 9 p.m. and check five things:

  • Does the main entrance stay shut, or sit propped open?
  • Is there a guard, and during which hours?
  • Are there working cameras, and does anyone review the footage?
  • Do the staircase, landings and entrance stay lit after dark?
  • Does the terrace stay locked, and who holds the key?

Ask who holds duplicate keys to the flat, and fit a fresh lock if the answer is vague. Mehrauli Police Station is 524 metres north at Kalu Ram Chowk, with a police chowki 863 metres south-southwest.

Lift and Common Services

  • Is there a lift, is it on a service contract, and does it run during a power cut?
  • Where is the sump, and what does it hold?
  • Where is the overhead tank, and is it cleaned on a schedule?
  • Who maintains the common areas, and what does maintenance cost each month?
  • How is waste collected, and on which days?
  • Are there fire extinguishers on the landings, and are they serviced and dated?

Reaching Veer Apartment by Road

Veer Apartment sits about 26 metres off an unnamed lane, roughly 200 metres of lane from Zafar Mahal Road and close to a kilometre from the nearest arterial.

Car Access

Cars reach the building. Routing data classifies the lane 26 metres away as drivable, and real journeys route over it — 991 metres to Mehrauli Bus Terminal, about 2.8 km to Qutab Minar metro station.

That last figure needs explaining, because it looks wrong against an 826-metre straight line. The drive to the metro includes a forced 892-metre U-turn on Anuvrat Marg, which is median-divided with restricted turning. So the direction you are heading decides your route out, and a short trip can become a long one. Check both directions before you assume a commute time.

Moving Day, and One Restriction Worth Knowing

Plan for a tempo rather than a full-size truck, and expect to carry goods the last stretch. Ask the owner directly whether a tempo can reach the building entrance and what previous residents did.

Then note this, because it bears on the building’s likely access corridor: Delhi Traffic Police restrict heavy and commercial vehicles approaching Qutub Minar from Kalka Dass Marg, along with two other approaches, on Saturdays between 4 p.m. and 9 p.m. or as required, with towing and prosecution for vehicles parked on the connecting roads. Emergency vehicles are exempt. Kalka Das Marg runs 50 to 140 metres west of Veer Apartment. Do not schedule a Saturday evening move.

Walk the approach yourself at about 7 p.m. on a weekday before you decide. The lane at that hour tells you what the address is actually like.

Metro and Buses From Veer Apartment

Qutab Minar station on the Yellow Line is 826 metres from Veer Apartment, and the walk is a measured 12 minutes — which makes this one of the better-connected Mehrauli village addresses.

The Walk to Qutab Minar Metro

Routing on the pedestrian network gives about 890 metres and 12 minutes from the building to the station side, running out through 232 metres of unnamed lane and then along Zafar Mahal Road. That is a real walk, not a straight-line estimate, and the ratio of walking distance to straight-line distance is only 1.15 — unusually direct for Mehrauli.

Compare that with the drive, which is about 2.8 km because of the U-turn. Here, walking genuinely beats driving. Try the route once yourself in the morning before you rely on it, but the geometry is in your favour.

Daily Needs From Veer Apartment

The pocket is quiet; the bazaar is a short walk north. Nothing routine requires a vehicle, but most of it requires a walk of 300 to 600 metres rather than 100.

Two hospitals and a government dispensary within 790 metres, plus a chemist at 348, is solid day-to-day cover. For anything serious, Fortis at Vasant Kunj is 1.83 km west.

Schools

Saraswati Bal Mandir Senior Secondary School is the nearest named school and is the landmark local records use for Aggarwal Dharamshala, 27 metres from the building — so it sits close, in the Ward No. 6 direction. It is a CBSE school established in 1989 under the Samarth Shiksha Samiti. Other schools named for this locality include MCD Primary Government School and St. John’s School, whose church compound is 499 metres north-northeast.

Families here who want a wider choice look towards Saket, Malviya Nagar and Vasant Kunj. Confirm the school bus route and pick-up point from this lane before you commit, because a bus that cannot enter the lane changes the arrangement.

Veer Apartment’s Municipal and Civic Position

Veer Apartment falls in MCD Ward 155, Mehrauli, in the South Zone, within the Mehrauli assembly constituency and the South Delhi parliamentary constituency. The delivery post office is Mehrauli Sub Office and the pocket sits at 217 metres elevation.

For property tax, Mehrauli-area colonies are assessed in Category F at ₹230 per square metre of unit area value, taxed at 7 percent for residential use — Delhi’s lower band. Ask the seller for several years of tax receipts and check which category has been applied.

On waste, the municipal corporation levies a monthly solid-waste user charge collected with property tax: ₹50 for a home up to 50 sq m, ₹100 for 50 to 200 sq m, ₹200 above that.

Mehrauli Police Station holds jurisdiction, at Kalu Ram Chowk, 524 metres north, on 011-26645050. For an emergency, dial 112.

Fire cover is the thin part. Delhi Fire Service’s station list carries none at Mehrauli — the nearest listed in this direction are Vasant Kunj and Safdarjung, on 011-24611111. Mehrauli is one of the 24 congested areas where the service stations compact Quick Response Vehicles, built to reach lanes full-size tenders cannot. Check the building’s extinguishers, staircase width and terrace access.

Veer Apartment and Urban-Village Ownership

Veer Apartment stands in Mehrauli’s village abadi, and the property numbering in its own pocket shows it — base numbers like 886, 887, 892, 895, 1043 and 1047 subdivided by letter and block. Ownership here works differently from a colony flat.

What Urban-Village Status Changes

Title. In the old village abadi the area typically carries a single khasra number, and the record of ownership of individual plots is generally not available or not updated with the revenue authorities. Establishing clean proof of ownership takes time and effort.

Approvals. A municipal notification of 1963 exempted village abadi residents from getting a building plan sanctioned, but it never exempted buildings from the building bye-laws — and once a village is declared urban, the master plan, zonal plan and bye-laws apply in full. Mehrauli is on that side of the line.

Registration. No Ward No. 8 building appears as registered with RERA, which is normal for pre-RERA Delhi village stock and means none of RERA’s buyer protections apply.

Home Loans

Banks lend reluctantly against urban-village property for the title reason above. If you are buying in Veer Apartment with a loan, get your lender’s written position on this specific property before you pay an advance. Ask the seller whether any previous buyer in the building financed the purchase, and with which bank.

Heritage Proximity

Veer Apartment sits about 464 metres from the Jain Mandir Dadawadi and 1.03 km from Qutub Minar, with the Zafar Mahal Road junction 154 metres away. Mehrauli carries several centrally protected monuments, and around each of them new construction is barred within 100 metres while construction, repair and renovation within the next 200 metres need prior National Monuments Authority permission.

Whether Veer Apartment falls inside either belt depends on the measured distance to the nearest protected limit, and that is a parcel-level question. If you plan any structural work — a new bathroom, a moved wall, an enclosed balcony, an added floor — establish the building’s position relative to the nearest protected monument before you buy, not after. Approvals in this regime have taken a year or more in documented South Delhi cases.

What to Ask For

  • The chain of title, and confirmation that the seller’s name matches it
  • The property number including any block letter, and the khasra number
  • A Lal Dora certificate, if the property has one
  • Property tax receipts for several years, and the category applied
  • Electricity and water connection papers in the seller’s name
  • Written confirmation that no municipal, encroachment or ASI notice is pending
  • The measured distance to the nearest centrally protected monument
  • Your lender’s written position on the property

Living in Veer Apartment

Living here means living in the quieter southern part of Mehrauli village, one lane block off the through-streets, with the bazaar a five-minute walk north.

What works. The metro walk is the standout — 890 metres and 12 minutes to Qutab Minar, unusually direct for this village. Mehrauli Bus Terminal is a 12-minute walk with direct services to the airport, Nizamuddin station, Red Fort and ISBT. A chemist at 348 metres, two hospitals and a dispensary inside 790, the police station at 524, the post office at 517, three ATMs inside 600. And the ward’s building stock is the best in Mehrauli village — lifts, covered parking and generators are normal here rather than exceptional.

What you accept. An unnamed lane and no arterial within 800 metres. A drive to the metro three times longer than the walk, because of the U-turn. Water that depends on the building’s bore rather than a municipal schedule. No fire station in Mehrauli. Function traffic from Aggarwal Dharamshala 27 metres away. And urban-village title that makes financing harder than a colony purchase.

What it costs. Ward No. 8 sells at a median ₹6,061 per sq ft — above Badiwala Kua, below the bazaar core’s premium tier. A 2 BHK rents at ₹15,000 to ₹18,000 and a 3 BHK at ₹18,500 to ₹35,000, depending almost entirely on whether the building has a lift, covered parking and furnishing.

Spend an hour on the lane on a weekday evening before you decide. This pocket is quieter than the bazaar core and denser than a colony, and an hour tells you whether that balance suits you.

Who Veer Apartment Suits

People Who Commute by Metro

This is the clearest fit. A genuine 12-minute walk to Qutab Minar station, with Hauz Khas nine minutes down the line, Central Secretariat 28 minutes and Gurugram’s Millennium City Centre 30 minutes, all without an interchange and none costing more than ₹40. Very few Mehrauli village addresses offer a walk this direct.

Buyers Who Want Building Quality Inside a Village Address

Ward No. 8 is where Mehrauli village keeps its lifts, covered parking, generators and multi-block complexes. If you want village-address pricing without accepting walk-up conditions, this is the ward to look in. Verify which tier the specific building sits in.

Families

A chemist at 348 metres, two hospitals and a government dispensary inside 790, and Fortis 1.83 km away is strong cover. The pocket is quieter than the bazaar. Confirm the water arrangement, whether the lift runs during a power cut, the assigned parking space, and the school bus route from this lane.

Households Without a Car

The walk beats the drive here, which is unusual and useful. Everything routine sits inside 600 metres on foot, and both the metro and the bus terminal are 12-minute walks. The lane’s weakest feature — vehicle access — stops mattering.

Buyers Who Want a Predictable Market

Ward No. 8 has neither the ₹2,245 floor nor the ₹12,500 ceiling of the bazaar core. Less dispersion means comparables are easier to read and a resale is easier to price.

Who Should Look Past Veer Apartment

  • You are buying with a home loan and want certainty. Urban-village title makes lenders cautious, and that has to be resolved before you commit money.
  • You want a main-road address. The building is 26 metres off an unnamed lane, 200 metres of lane from a named street, and close to a kilometre from an arterial.
  • You drive everywhere. The U-turn on Anuvrat Marg turns an 826-metre trip into 2.8 km, and Kalka Das Marg carries a Saturday evening commercial-vehicle restriction.
  • You want assured piped municipal water. Buildings here run on borewell, and no published municipal supply window covers this pocket.
  • You plan significant renovation. Mehrauli’s monument belts can require prior permission for repair and renovation, and approvals have taken a year or more.
  • You want a quiet lane with no event traffic. Aggarwal Dharamshala, 27 metres away, seats up to 250.
  • You need fast fire response. Mehrauli has no fire station of its own.
  • You want the cheapest Mehrauli entry price. Badiwala Kua and the older Aam Bagh stock sell 30 percent lower per foot.

Veer Apartment, Mehrauli: Frequently Asked Questions

Where is Veer Apartment in Mehrauli?

Veer Apartment is in Ward No. 8, Aam Bagh, Mehrauli Village, New Delhi 110030, at 28.5171° N, 77.1791° E. Aggarwal Dharamshala is 27 metres north, Maharaja County 105 metres northeast, and the Zafar Mahal Road junction 154 metres east-northeast.

Which metro station is closest to Veer Apartment?

Qutab Minar on the Yellow Line, 826 metres away in a straight line and a measured 890-metre, 12-minute walk. Chhatarpur, also on the Yellow Line, is 1.21 km in a straight line and about 2.7 km by road.

Can you walk to the metro from Veer Apartment?

Yes, and this is one of the address’s strongest features. The walk runs about 890 metres and 12 minutes, out through the lane and along Zafar Mahal Road. The drive is about 2.8 km because of a forced U-turn on Anuvrat Marg — so here the walk genuinely beats the car.

What do flats sell for around Veer Apartment?

Ward No. 8 sells between ₹3,000 and ₹10,000 per sq ft with a median of ₹6,061. Listings tagged Aam Bagh without a ward number sell at a median of about ₹4,667 — the same pocket priced roughly 30 percent lower, so check which label a seller is using.

What is the rent in Ward No. 8, Mehrauli?

A 2 BHK runs ₹15,000 to ₹18,000 and a 3 BHK ₹18,500 to ₹35,000, with maintenance of ₹1,500 to ₹2,000. Furnishing and building quality drive the spread — identical 1,200 sq ft 3 BHK flats let at ₹18,500 unfurnished and ₹35,000 fully furnished.

What is the security deposit in this pocket?

₹15,000 to ₹80,000 for Ward No. 8 society flats, which works out to roughly one to two and a third months’ rent. That is lower than the two to three months commonly expected across Delhi NCR, so question a two-month demand.

Does Veer Apartment have a lift and covered parking?

Ask and verify on site. Ward No. 8’s better buildings do publish lifts and covered car parking — Silver Oakwood, Hilltop and Lake View among them — which makes this ward unusual for Mehrauli village. A flat here without an assigned covered space sits below the local standard.

How is the water supply at Veer Apartment?

The Ward No. 8 buildings that disclose a source run on borewell, not municipal mains, and no published municipal supply window covers the Mehrauli village core. Ask about bore depth, pump age, sump and overhead tank capacity, pressure on your floor, and how many tankers the building orders in May and June.

Is Ward No. 8 better than Badiwala Kua or the Mehrauli bazaar core?

It is the mid-market. A 3 BHK starts at about the same rent in Ward No. 8 and Badiwala Kua, but Ward No. 8 runs to ₹35,000 while Badiwala Kua stops at ₹23,000 — that top tier is newer buildings with lifts and parking. Against the bazaar core, Ward No. 8 has neither the cheapest stock nor the ₹12,500 per sq ft premium.

Will a bank give a home loan on Veer Apartment?

Treat this as the first question. The building stands in Mehrauli’s village abadi, where the old area often carries a single khasra number and individual plot ownership records are not reliably updated, which makes lenders cautious. Get the lender’s written position on this specific property before paying an advance.

Can I renovate a flat in Veer Apartment?

Establish the building’s distance to the nearest centrally protected monument first. Around each one, new construction is barred within 100 metres and repair or renovation within the next 200 metres needs prior National Monuments Authority permission, and documented South Delhi approvals have taken a year or more.

Is Veer Apartment good for families?

Healthcare access is the strongest family argument — a chemist at 348 metres, two hospitals and a government dispensary inside 790 metres, and Fortis at 1.83 km. The pocket is quieter than the bazaar core. Confirm the water arrangement, the lift’s power backup, the parking space and the school bus route before deciding.

What is the nearest bus stop to Veer Apartment?

There is none within 600 metres. Mehrauli Bus Terminal is 679 metres away — a 12-minute walk — and is a full interchange with direct services to IGI Terminal 2, Nizamuddin station, Red Fort, Anand Vihar ISBT, Safdarjung, Dhaula Kuan and Noida. The Qutab Minar Metro Station bus stop is 769 metres.

What should I check before buying in Veer Apartment?

Chain of title, property number with block letter, khasra number, any Lal Dora certificate, several years of tax receipts, connection papers in the seller’s name, confirmation that no municipal or ASI notice is pending, the distance to the nearest protected monument, and your lender’s position. Also establish the floor count, lift, covered parking and water source.
